The Architectural Review Committee (ARC) is responsible to keep both new construction and changes to existing architecture in keeping with The Lakes community standards. The ARC meets as needed to review applications submitted by homeowners. The five ARC members are appointed by and serve at the discretion of the board of directors. They meet on the third Thursday of each month at 5:00 p.m. Any homeowner that plans to make any new construction, changes to the exterior or landscaping must apply to the ARC before commencing any project. This includes such projects as: - New home construction
- Room add-on or expansion
- Changes to roofing material
- Changes to exterior materials such as stucco, brick, stone, wood, etc.
- Changes to exterior paint colors
- Planting or removal of trees
- Changes to hardscaping such as walks, stairs, patios, planters, walls, retaining walls, etc.
- Installation or modification to pool or spa
- Installation or modification of dock
- Changes to garage doors
- Installation of lattice work, fencing, patio covers, awnings, shutters, shades, etc.
If you plan any such project, you must apply to the ARC and receive a final approval before commencing any work. If you fail to do so, you may be required to remove or alter your work. Please review the ARC Guidelines contained in your Lakes Association Documents for all the details on what to do. Simply print out the attached ARC Application, fill it out and send it to our Management company along with all required specifications and fees. Application for Approval:Preliminary Design ApprovalTo assist owners and architects to expedite their work and minimize cost, a preliminary design review may be requested. This will enable the ARC to review the overall design approach to let the owner know if there are any obvious problems or issues. Final Design ApprovalAn application must have a final approval by ARC prior to any work being done. This will require complete and final documents as defined in the ARC Guidelines.
Construction Guidelines:Once the ARC has given final approval to an application the owner may commence the project. In order to keep our community clean and to minimize the impact on current homeowners, construction projects shall be governed by the ARC Construction Guidelines. Please print this document out and review it carefully. Your neighbors will appreciate your assistance.

We meet only on an "as needed" basis to review ARC applications that have been submitted by our homeowners. We average about one meeting per month. The only qualifications are: that you be a homeowner in The Lakes Association, that you care about your community and that you are a fair-minded person.
